Renderings, photos, floor plans, and descriptions are for illustrative purposes only and may depict options, upgrades, furnishings, landscaping, and/or site-built features not included with base modular components. Actual specifications, materials, finishes, dimensions, and configurations may vary. Any square footages are approximate and subject to field verification.
Scope of Supply (Modular Components)
Unless expressly stated in a signed agreement, pricing for modular components covers volumetric modules with factory-applied finishes as specified in your selections. All modular homes require additional site-specific work to complete, which is outside the base modular scope. Examples include, without limitation: foundations, footers, utility laterals and connections, grading, drives / walks, exterior stairs / porches / decks, crane / access preparation, jurisdictional permits / fees, inspections, any site-built elements, exterior siding, roofing, heating and cooling appliances, and kitchen appliances.
Customization & Site Conditions
Customer architectural design services may customize the home for specific site-built conditions or finishes. Such customization, along with site conditions (e.g., soils, topography, access, environmental zones, flood/wind/snow loads), utility requirements, and municipal/HOA approvals, will affect scope, schedule, and cost. Final construction costs are determined by the approved architectural/engineering documents and verified site conditions.
Preliminary Pricing & Finalization
Prices shown for modular components reflect volumetric finishes and are preliminary. Final pricing is established during the purchase process upon completion of selections, specifications, and vendor confirmations, and will be set forth in the parties’ executed agreement and addenda. Item availability, supplier pricing, and lead times may change without notice; substitutions of equal or better quality may be made if an item becomes unavailable.
Delivery & Set
Delivery and set figures shown are aggregated estimates provided for reference only. Final costs depend on origin, distance, routing and escorts, crane requirements, site access/complexity, staging area availability, and schedule constraints, and will be confirmed for the specific project address.
Site-Work Estimates
Any site-work figures are informational allowances only. Actual site-work costs will be based on final architectural/engineering plans, geotechnical findings (if required), utility provider requirements, environmental/jurisdictional criteria, and verified field conditions, and will be contracted separately unless expressly included in a signed agreement.
Turnkey Pricing (Definition & Limits)
“Turnkey pricing” (when referenced) includes: (i) the CoBuild™ home price; (ii) delivery and set; and (iii) an estimated allowance for site work, finishes, materials, and utilities if EcoCraft serves as General Contractor within 60 miles of Greater Pittsburgh. For projects beyond this range, or when the customer uses their own contractor, turnkey pricing serves only as a planning estimate of likely total home cost (exclusive of land/lot) and is not a guaranteed final price. Where the customer retains the GC, the customer is solely responsible for contracting, scheduling, and paying for all site work and related services.
Exclusions & Third-Party Charges
Unless expressly included in a signed agreement, prices exclude: land/lot; surveys; legal descriptions; title/closing costs; design review/HOA fees; off-site utility upgrades; tap/impact fees; meters/transformers; special inspections; environmental mitigation; unusual access/crane mats/road improvements; winter conditions; temporary heat/power; landscaping/irrigation/fencing; appliances not specified; window treatments; and owner-requested changes. Taxes (including sales/use), permits, utility fees, professional services, financing costs, and other third-party charges are the customer’s responsibility.
Approvals, Codes & Jurisdictions
All work is subject to applicable laws, codes, zoning, inspections, agency approvals, and utility provider requirements. Jurisdictional directives may require design or specification changes that affect price and schedule. Customer is responsible for securing all required approvals not expressly included in the signed agreement.
Allowances, Changes & Unforeseen Conditions
Allowances are budgeting tools and may be adjusted to actual vendor quotes/invoices. Changes requested by the customer or required by site/jurisdictional conditions will be treated as change orders and may impact price and schedule. Unforeseen conditions (e.g., concealed subsurface issues, hazardous materials, utility conflicts) may require additional work and cost.
Schedules & Force Majeure
Any schedules provided are estimates and not guarantees. Delays arising from weather, labor or material shortages, transportation or utility delays, governmental actions, emergencies, acts of God, or other causes beyond reasonable control may affect timing and cost.
Warranties
Any warranties applicable to modular components or installed products are limited to those expressly stated in the final written agreement and manufacturer documentation. No other warranties, express or implied (including warranties of merchantability or fitness for a particular purpose), are made.

All pricing, specifications, figures, and statements herein are non-binding, provided for general information, and subject to change without notice. This document is not an offer to sell or a commitment to build. Only a fully executed agreement (and applicable addenda) sets forth the parties’ rights, obligations, inclusions, exclusions, and final pricing.
